Basement Egress Compliant Windows; A means of escape

What exactly is a Basement Egress Compliant Window, you may be asking yourself. To break it down the word “Egress” is defined as the action of going out or leaving a place. In basements, each sleeping room/bedroom is required to have one Egress Compliant Window and Window Well as a means of escape in case of an emergency. The Basement Egress Windows must comply with the IRC (International Residential Code) Standards:

  • Minimum opening height is: 24 in.
  • Minimum width opening is 20 in.
  • Maximum sill height from the floor is 44 in
  • Minimum net clear opening is 5.7 sq. ft. (5.0 sq. ft. for ground floor).

The opening (Egress Window System) must be large enough for a fully-fitted firefighter to enter and exit through. Some older homes were built before there were any egress requirements (Pre-1970) and even newer homes lack a proper means of egress. When bedrooms are added to basements without the proper Egress Compliant Window, they create a dangerous underground firetrap. All of this is why today it is required that you have an Egress Compliant Window installed in your basement bedroom no matter what the age of your home is.
